Closing cost calculator

Buying a home costs more than the down payment. Enter the price, your down payment and each fee from your quotes. The calculator adds them up, shows them as a share of the price and gives the total cash needed at closing.

How to use it

  1. Enter the price and the down payment percentage.
  2. Enter the loan fee and transfer tax as percentages if they are quoted that way.
  3. Fill in each fixed fee from your quotes; leave a field at 0 if it does not apply.

How it works

  • Loan = price − down payment.
  • Loan fee = loan × percentage; transfer tax = price × percentage.
  • Closing costs = loan fee + transfer tax + the fixed fees.
  • Cash needed = down payment + closing costs.

Worked example

A 350,000 home with 20% down: down payment 70,000, loan 280,000. A 1% loan fee is 2,800 and a 0.5% transfer tax is 1,750. Fixed fees of 1,200 + 1,800 + 800 + 2,500 add 6,300. Closing costs are 10,850 (3.1% of the price) and the cash needed is 80,850.

Tips

  • Get written estimates early; compare them between lenders.
  • Some fees can be negotiated or rolled into the loan.
  • The result is an estimate, not financial advice.

Frequently asked questions

What are closing costs?

The fees and taxes paid when a home purchase is completed, apart from the price itself. Typical items are lender fees, legal or title work, registration, taxes on the transfer, inspection and the first insurance premium. Which ones apply depends on where you buy.

Why are there no default percentages for my country?

Fees and taxes differ by country, region and even price band, so the tool uses only the numbers you enter. The pre-filled values are placeholders; replace them with your own quotes.

How is the cash needed worked out?

Cash at closing = down payment + all closing costs. Costs that are added to the loan instead of paid in cash are not modelled.

Where do I find the figures?

A lender's loan estimate, the seller's or agent's cost sheet and your lawyer's or notary's quote usually list them. Ask each for a written estimate.

Is this financial advice?

No. It adds up the amounts you type. Final costs can differ from quotes.
