Price per area calculator
Enter the price and floor area of up to four properties. You get the price per square metre or square foot for each one, which offer is cheapest per area, and how far apart the offers are.
Runs in your browser: nothing you enter is sent anywhere.
How to use it
- Choose square metres or square feet.
- Enter the price and area for each offer. Leave an offer at 0 to skip it.
- Read the price per area for each offer, the cheapest one, and the gap.
How it works
Price per area = price ÷ area for every offer where both are above zero. The cheapest per area is marked, and the spread is the most expensive offer ÷ the cheapest − 1, in percent. The other-unit figure converts using 1 m² = 10.7639 ft².
Worked example
Offer A: 250,000 for 80 m² = 3,125 per m². Offer B: 310,000 for 95 m² = 3,263.16 per m². A is cheaper per area; B is 4.42% more expensive. A’s price per square foot is 3,125 ÷ 10.7639 = 290.32.
Tips
- Check what the listed area includes: balconies, cellars and shared walls are counted differently from place to place.
- Price per area ignores location, condition and floor, so use it to compare, not to decide alone.
- For rent returns on the same properties, see the rental yield calculator.
Frequently asked questions
How do I calculate price per square metre?
Divide the price by the area. A flat that costs 250,000 and measures 80 m² is 250,000 ÷ 80 = 3,125 per m².
How do I compare offers of different sizes?
Compare the price per area, not the total price. A 310,000 flat of 95 m² costs 3,263.16 per m², about 4.4% more per m² than the 250,000 flat of 80 m² at 3,125.
How do I convert between square metres and square feet?
One square metre is 10.7639 square feet, so a price per m² is 10.7639 times a price per ft². The cheapest offer is also shown in the other unit.
Which area should I use?
Use the same kind for every offer, for example all net living area or all gross area. Countries and agents measure differently, so mixed figures give misleading results.
