Roommate rent splitter

Bigger rooms cost more, shared spaces are used by everyone. Enter the total rent and each room's size; a share of the rent covers shared areas and is split evenly, and the rest is split by room size. You can add a private-bathroom extra to one room.

How to use it

  1. Enter the total rent and monthly utilities.
  2. Enter each room’s size; leave 0 for a room that is not rented.
  3. Set the shared-areas share, and optionally pick a room with a private bathroom and its extra.

How it works

Rent after extra = rent − bathroom extra. Shared part = that × share %, split evenly. Room part = the rest × room size ÷ total size. The room with a private bathroom also pays the extra. Utilities are divided evenly.

Worked example

Rent 2000, rooms of 20, 15 and 10, 20% for shared areas. Shared 400 ÷ 3 = 133.33 each; the other 1600 splits as 711.11, 533.33 and 355.56. Rents: 844.44, 666.67 and 488.89.

Tips

  • Talk about what feels fair before you decide on a percentage.
  • For other perks, such as a balcony, enter a slightly larger room size instead.
  • Round to whole amounts only if all agree.

Frequently asked questions

How is the rent split?

First the bathroom extra, if any, is taken off and charged to that room. Of the rest, the shared-areas percentage is split evenly, and the remainder is split in proportion to room size. Shares are rounded to cents and always add up to the rent.

What units should I use for room size?

Any: square metres or square feet. Only the proportion between rooms matters, so just use the same unit for every room.

What share should go to shared areas?

There is no standard. 20% is the default here as a starting point; 0% splits purely by room size and 100% splits evenly. Agree on the number together.

Is this a legal split?

No. It is a fair-division aid for roommates. Your lease and local rules decide what each person owes the landlord, so check them.
